How do I apply for a rental property?

To apply for a rental property in Victoria, browse our listings and choose a property that suits your needs. Follow the online application process, providing details about your employment, rental history, and references. 

What are the standard lease terms?

Typically we execute 12 months leases, though it can vary. Check the property listing for specific details. At the end of your lease we offer new lease extensions to provide you with certainty of accomodation. Our team will discuss renewal options with you closer to the end of your lease term, ensuring a smooth and transparent process.

How do I report maintenance issues or request repairs?

We have a on-call maintenance person who can assess and support issues. They can be contacted at maintenance@perkinsproperty.com.au. We have a list of recommended trades for a range of common issues.

How is rent paid?

Rent is paid monthly in advance for the whole property. We primarily use bank transfers to recieve payments, as it's fee free for tenants, and provides an auditable trail.

Can I make modifications to the rental property in Victoria?

Any modifications or alterations to the property in Victoria require the landlord's written consent. Before making changes, submit a request outlining the proposed modifications. We'll work with the property owner to assess the request and provide guidance on the process, ensuring compliance with tenancy regulations.

How is the condition of the property assessed during the tenancy?

Regular property inspections are conducted in accordance with the Residential Tenancies Act. We'll notify you in advance of inspection dates, allowing you to address any concerns. These inspections help ensure the property is well-maintained and identify any necessary repairs or maintenance.

What happens at the end of the lease term in Victoria?

As the end of the lease term approaches, we'll discuss lease renewal options with you. If you decide not to renew, we'll guide you through the exit process, including the return of the bond. We conduct a final inspection, and if the property is in good condition, the bond will be promptly refunded following RTBA guidelines.
